Annually – at a minimum.
Semiannually - Better yet Fall & Spring
Fall - Small issues detected and corrected before they are potentially exposed to 12” of wintertime slush.
Spring - Wintertime damage identified, corrected and possibly presented to insurers.
Is the Annual Roof Inspection Program Cost Effective?
The answer is YES!
                         Look at the following example of 40,000 square foot roof.
  40,000 sq. ft. X $5.50 per square foot replacement = $220,000.00 replacement cost.
    $220,000.00 / 20 year expected roof life = $11,000.00 per year annual investment.


   * It is costing the building owner $11,000 per year to keep the building assets intact. The $5.50     per square foot replacement cost is an industry average, but many variables such as number of     roof projections, ease of jobsite set up and type of roofing system to be installed can increase   or decrease the per square foot cost.

    Let’s assume that the building is inspected every year for the total 
length of  the expected roof life.                                                                                  
$500.00 annual inspection investment X 20-year life expectancy = $10,000.00 total.

* Even if the annual inspection program only extends the roof life to 21 years, it has more than paid for itself.


Roof Inspection Service Includes

~ Providing qualified and experienced roof inspectors to perform a
comprehensive roof inspection on each roof section. 

~ Performing minor repair and preventive maintenance work such as
cleaning minor debris from the roof sections, investigating any active
roof leaks and repairing isolated areas of punctured or split roof membrane. 
~ Carefully examining every component of the numerous roofing systems
and noting all defects on a maintenance checklist. A separate checklist
will be provided for each roof section.
~ Marking all areas of concern on the roof whenever applicable.
~ Completing a detailed inspection report which will include
observations and recommendations for any repairs, preventive
maintenance or upcoming roof replacements. The inspection report will
be available through an online database designed specifically for the facility.
Hard copies can also be provided. 

Breakdown of all the Overall Grade

A = No deficiencies noted. No remedial action necessary. No / limited preventive maintenance needed at this time to assure a serviceable roof life of 15 to 20 years.

B = No / few minor deficiencies noted. Only minor remedial repairs or preventive maintenance needed to preserve the integrity of the roof at this time. Expected remaining roof life between 10 to 15 years.

C = Some deficiencies noted. Moderate to extensive remedial repairs and preventive maintenance necessary to ensure the continued integrity of  the roof. Expected remaining roof life, with corrections made, 5 to 10 years.

D = Numerous deficiencies noted. Extensive remedial repairs and preventive maintenance needed to restore integrity to the roof. Expected remaining roof life, with corrections made, 1 to 3 years.

F = Extensive deficiencies noted. No amount of  remedial repair or preventive maintenance can effectively or efficiently restore integrity to the roof. No remaining serviceable roof life. 

*It should be mentioned that the above remaining roof life figures are only estimates. There are too many variables such as unknown wet or damp insulation, decking damage or poor installation of unseen roof components to provide an exact number of years of remaining roof life. We use our twenty-five years of roof experience to provide the best possible estimation.
